Success! Full Planning for Change of Use of C3 to 3 flats in two conservation areas in Wakefield
'Prism Ag' was successful in gaining full planning consent for the Change of Use of a single dwellinghouse (use class C3) into three flats in Wakefield City Centre, the existing 4-bedroomed property had access two front entrances and one rear basement entrance, the front elevation of the property is within the Wentworth Conservation Area and the mid-to-rear of the property is within the St Johns Conservation Area.
We engaged early on with Wakefield Council's Conservation Team and this enabled us to propose a scheme which was inkeeping with the requirements of both conservation areas, such that no changes were proposed to the front elevation and only window mechanisms would be replaced on the first floor to provide escape windows from the front elevation, the historic frontage vernacular would be retained. Whilst the rear elevation is in the St Johns Conservation Area, neighbouring properties had been converted but during different time periods. Whilst this property was the oldest on the street, it was not listed.
The proposal for the 2-bed basement conversion had to overcome a vaulted dome ceiling in former cellar. The 2-bed ground floor flat needed new rear access steps and privacy screens to enable the ground floor flat to gain balcony space/deck, and the first floor 1-bed flat needed a new entrance with privacy screens to allow light but create privacy.
